  How We Work    

Whether you are a buyer or seller, we can help by giving you the information you need to make a confident decision. As trained professionals, we know what to look for. The process of buying or selling a home can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, environmental reports and what the inspector himself says during the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming. What should you do? RELAX!

Buyers Inspection 
Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:

  1. Major defects.  An example of this would be a structural failure.
  2. Things that lead to major defects.  A small roof-flashing leak, for example.
  3. Things that may hinder your ability to finance, legally occupy or insure the home.
  4. Safety hazards, such as an exposed, live buss bar at the electric panel.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure or nit-picky items.

Sellers Inspection
Contact me about inspecting your home before any more potential buyers tour it. The advantages of having it inspected now are many:

  • You can have me, an ITA trained inspector, do the inspection rather than be at the mercy of the buyer's choice of inspector.
  • You can schedule the inspection with me at your convenience.
  • I might be able to alert you to any items of immediate personal concern, such as radon gas or moisture problems.
  • You can assist me during the inspection, something normally not done during a buyer's inspection.
  • You can correct any misstatements in your inspection report before I generate it.
  • The report can help you realistically price your home if problems exist.
  • The report can help you substantiate a higher asking price if problems don't exist or have been corrected.
  • My report will reveal problems ahead of time which:
    • might make your home show better.
    • gives you time to make repairs and shop for competitive contractors.
    • permits you to attach repair estimates or paid invoices to the inspection report.
    • removes over-inflated buyer procured estimates from any future negotiations.
  • My report might alert you to any immediate safety issues found, before agents and visitors tour the home.
  • My report provides a third-party, unbiased opinion to offer to your potential buyers.
  • A seller inspection permits a clean home inspection report to be used as a marketing tool.
  • A seller inspection is the ultimate gesture in forthrightness on your part.
  • My report might relieve prospective buyer's unfounded suspicions, before they walk away from your home.
  • A seller inspection lightens negotiations and 11th-hour renegotiations.
  • My report might encourage your buyer to waive the inspection contingency.
  • Your deal is less likely to fall apart the way they often do when a buyer's inspection unexpectedly reveals a problem, last minute.
  • My report provides you with full-disclosure protection from future legal claims.

Construction Inspection
If you are buying a "new" home or having one custom built, call us. We can perform a series of phase inspections along the way to make sure your new home meets your expectations.

Warranty Inspection 
Is your one year home warranty about to expire? Better call us right away! Don't wait until the last minute to submit your concerns to your builder or warranty provider. We are professionally trained to detect problems you may not be aware of. We can save you money and headaches down the road. 

Radon Gas Inspection
Radon Gas:  "A colorless, radioactive, inert gaseous element formed by the radioactive decay of radium." Exposure to high levels of radon gas over time, along with other factors, has the potential to cause lung cancer. Colorado soils, especially along the front range and foothills, are known for having high levels of radon gas. Our test takes about 48hrs to complete. This is serious stuff. It's something you don't want to mess around with. If we detect radon gas in your home, don't panic! Radon Gas can be mitigated quite inexpensively.
